£13m Hotel planned for city site

Hotel planned for city site (Evening Times)



A £13MILLION hotel with over 200 rooms is planned for Glasgow city centre.


Hamilton-based North Ltd today hopes to get the go-ahead for an eight
storey hotel overlooking St Enoch Square with shops at ground floor level.

The site, on the corner of Howard Street and Dixon Street, in the heart of
the central conservation area, is presently occupied by a three storey,
1970s flat roof property.

The top floors, which have been lying empty for years, were once home
to Irish airline Aer Lingus while the ground floor is a Somerfield supermarket.

North Ltd. wants to demolish the existing building and replace it with a
hotel with 229 rooms which will rise from seven storeys at its eastern end
to eight storeys on Howard Street.

The rear of the building will face on to the historic Custom House in Clyde
Street.

I wonder if that includes the land where the former Gay and Lesbian centre was (Behind howard bedding). If so, it will have one helluva footprint!

This received planning permission a couple of weeks ago and it is now up to the developer to make a start on the development.

It should be noted that many applications don't ever come to anything but the developer has 5 years in which to implement the permission granted.

What happens if a few years pass with no progress and some other group want
to make their own application?

The strange thing about the planning system is that it is possible to have multiple consents on a site and it is up to the eventual owner which one they would wish to bring forward. There are matters like design which can be reserved when an application is made and this means that the developer must go back to the planning department for approval of any final design/layout.

It is also possible for someone to obtain planning permission for a site which they do not own. They wouldn't be able to implement the consent until they buy the site.

An example to illustrate some of the issues would be a change of use for a shop, for example,  conversion to a restaurant/fast food shop which requires to erect a flu to extract cooking odors. It the flu needs to go on the rear of say a tenement and up the wall which is owned by others permission is required from the relevant owner before the flu can be erected. If the owner refuses to allow the flu to be attached to their property the consent can not be implemented as no cooking can take place without the flu being in place.
